Decree 67/2015 of May 5 has just been published, which is colloquially said to regulate the reviews of buildings, under the definition of Technical Inspection of Buildings. Until now, the revisions of the buildings were foreseen in Decree 187/2010, of November 23, which, in other words, has not had the expected real effect.
In 2012, following the collapse of a building in the center of Tarragona, it was found that only 4% of the buildings that should have passed the inspection had done so. Now a new regulation comes into force, which tries to achieve the objectives that the previous regulation did not achieve, incorporating the obligation to review single-family buildings, unless they have a certificate of occupancy that is still valid. It has also added the obligation to have the building book, which until now only affected New Works and Major renovations, for all constructions.
The deadlines for carrying out the inspections have been established with the following schedule:
Between 1951 and 1960: Until December 31, 2015
Between 1961 and 1971: Until December 31, 2016
From 1971: The year it turns 45 years old
Before 1900: Until December 31, 2016
Between 1901 and 1930: Until December 31, 2017
Between 1931 and 1950: Until December 31, 2018
Between 1951 and 1960: Until December 31, 2019
Between 1961 and 1975: Until December 31, 2020
From 1975: The year it turns 45 years old.
